Kimberly Radaker Bays has been managing and overseeing Exponential Property Group and its associated companies, with a focus primarily on multifamily Real Estate, for the past seven years. She has grown Exponential Property Group from 2 employees to more than 160 in that time. Her leadership helped to complete six transactions where properties were purchased, rehabbed, leased up and sold to provide a capital gains exceeding 100% in three years or less, to the partnership. She currently leads fourteen properties totaling over 4800 units and is always seeking more. Prior to her involvement in multifamily real estate she was involved with creating and running her family’s single family rental portfolio and house flipping activities. Prior to starting her real estate career Kim was a consultant with over ten years of experience in virtually all areas of qualified retirement plan design and administration.  Kim is a graduate of the University of Iowa with a major in finance and concentrations in accounting and economics. She lives with her husband Matt, twin sons, James and Nathan, and her step-son Jett in Southlake, Texas.

Matthew Bays, the Chief Development Officer, is a visionary leader and entrepreneur with a history of success in sales, logistics planning and process engineering.

Matthew spent his early career in technology sales and account management for Dell Computer where he distinguished himself by exceeding sales targets and driving team performance.

He spent time at Pinogy Corporation, Iron Mountain, Varsity Shoppe, DaVita and Renew Sleep Solutions implementing his organizational and process development skill on progressively larger stages ensuring scalable success.  Finally, joining his wife Kim Radaker Bays at Exponential Property Group as Chief Development officer in 2017, Matthew was able to add his thinking to the already successful venture focusing on leveraging technology to optimize supply chain logistics and turn management.

Matthew has his bachelors from the University of Texas at Austin and his MBA from SMUs Cox School of Business.

He is an enthusiastic traveler and avid diver.

Carl Pankratz is Vice President of Acquisitions at The Exponential Property Group of Companies.  He has a wealth of experience in a myriad of commercial real estate disciplines including: sourcing debt and equity, as a city councilman, as an attorney, and as an underwriter and escrow officer for a title company.  He is a nationally renowned speaker and has been requested to opine on topics ranging from multi-family finance, issues regarding manufactured housing, economic development for local municipalities and leadership.  As an author, his works have been published in an array of publications ranging from Lexis-Nexis, Globe Street, Texas Real Estate Business, Texas Title and Land Association Journal, and The Journal for Manufactured Housing.

In the community, Pankratz served two terms on the Rowlett City Council, including one term as Deputy Mayor Pro Tem, is on the Executive Committee for the “43 Club” at the George W. Bush Presidential Center, was elected Vice Chairman of NMHC’s Emerging Leader Committee, serves on the State Bar of Texas Real Estate Forms Committee, serves on the Urban Land Institute of North Texas Advisory Board, and is Founder and Chair of the ULI North Texas Center For Leadership.

He has received several awards including being named “40 Under 40” by the Dallas Business Journal, one of the “Five Outstanding Dallasites” by the Dallas Junior Chamber of Commerce, “World Changer of the Week” by Southern Methodist University, ULI North Texas Volunteer of the Year, and was honored with a Resolution from the Texas House of Representatives for his work in Rowlett.

Pankratz is a Magna Cum Laude graduate of Southern Methodist University, where he was a member of the SMU football team. He also holds a Doctorate of Jurisprudence from Southern Methodist University’s Dedman School of Law.

Natasha Austin joined Exponential Property Group as the Director of Operations in 2015 and is responsible for overseeing the property management operations for the company’s apartment portfolio.  She interfaces continuously with Regional Managers with regard to management strategies, property performance, operating standards and associate performance.

Natasha brings over 23 years of experience in the property management field.  Prior to joining Exponential Property Group, she has supervised large portfolios across multiple states.  She has worked in many aspects of property management with expertise in lease ups, senior living, affordable housing and renovations.

Amanda joined the Exponential team in the spring of 2016. She comes to us after more than 20 years working in office and client management. Originally hired to assist Kim, she has learned the facets of the EXPPG companies and focuses on day to day productivity, collaboration between the Exponential Property Group’s companies, and the coordination of our capital raises. As the Director of Investor Services, she is always looking to foster relationships to further EXPPG’s passion to provide “value-add” through compassionate service to communities, employees and investors. Amanda is originally from the Chicago suburbs and a graduate of the University of Illinois. She enjoys time with family, a good joke, and learning new things.

Bobbi joined Exponential Property Group in April of 2018 as the Controller. She holds a Bachelor of Science in Accounting from University of North Texas. Throughout the last 10 years of her accounting career, Bobbi has worked with organizations across a wide range of real estate from commercial to multi-family, retail, and student housing. She has expertise in preparing financial statements, budgeting, and financial analysis. She also possesses vast knowledge of GAAP regulations. She has experience working with multiply entities, has vast experience in dealing with REITs and Funds. Throughout her career, she has implemented processes and procedure to make the accounting department run more efficient.  She is highly motivated with great time management skills. She is an effective decision maker who works well under pressure. Her honesty, integrity and professionalism are qualities many people appreciate.

Outside of work she sits on the Board of a Youth Sports Organization Horns United as the Treasurer. She enjoys traveling and spending time with her family.

Marc Swank is a marketing expert with almost 25 years working with companies to grow brands, traffic and sales. He began his career in the advertising agency business with clients in the medical, retail, banking and agricultural categories. Then, moving to the corporate side, Marc ran the marketing for Eyemart Express, an optical retailer. During his 16 years with the company, Eyemart’s unit count tripled and its revenue more than doubled. Most recently, Marc spent two years as the Vice President of Marketing with a medical device startup, an experience he considers invaluable.

His expertise in target marketing grew from his early days in direct mail and was honed as he directed over $150 million in media investment during his tenure with Eyemart Express. However, he considers his real contribution to be the group of creative, marketing and media professionals that he has had the chance to recruit and mentor over his career.

Marc is a proud graduate of the University of Texas where his greatest accomplishment was convincing Layne, his wife of 23 years, to marry him. The couple has two children, Cameron and Emery. As a family, they enjoy traveling to out of the way places where Marc takes photographs of old and odd things.
